Condition reports and testing for homeowners, landlords and estate agents

EICRs & Electrical Testing

AS Electrical And Renewables carries out EICRs (Electrical Installation Condition Reports) and PAT testing across Worthing and West Sussex for homeowners, landlords, and estate agents. We hold testing contracts across a large portfolio of properties, so we work efficiently and report clearly. You get a full condition report, a plain-English summary of any issues, and a fixed quote for any remedial work.

An Electrical Installation Condition Report tells you whether the wiring in a property is safe. We carry out EICRs across Worthing and West Sussex for homeowners buying or selling, and for landlords and estate agents who need to meet their legal duties. We hold testing contracts across a large portfolio of rental properties, so this is work we do day in, day out.

The report itself is a full inspection and test of the fixed wiring, the consumer unit, the circuits, and the earthing and bonding. We record the condition of everything, flag anything that needs attention with a clear code, and give you a plain-English summary so you know exactly where you stand rather than wading through a technical document.

If the report finds something that needs putting right, we give you a fixed quote for the remedial work before we do anything. There is no pressure and no surprises. Where the installation passes, you get your certificate and the peace of mind that goes with it.

We also carry out PAT testing on portable appliances for landlords, offices, and businesses. Whether you need a single EICR before a sale or regular testing across a block of flats, we keep the paperwork straight and the properties compliant.

Frequently Asked Questions

EICRs & Testing Questions

What areas do you cover?

We are based in Worthing and cover Brighton and Hove, Bognor Regis, Chichester, Pulborough, Horsham, Crawley, and across West Sussex. If you are not sure whether you are in our area, call 01903 415790 and we will let you know.

Are you registered and qualified?

Yes. We are NAPIT registered, which means our work is inspected and certified to the current wiring regulations. Adam has been a qualified electrician for over 21 years, and the team works to the same standard on every job.

How long have you been trading?

AS Electrical And Renewables is a family run business led by Adam Snell, who has been a qualified electrician for more than 21 years. Adam spent 15 years working for other firms before going out on his own in his local area, and the business has grown into a full team since.

What are your working hours?

Our standard hours are Monday to Friday, 08:00 to 18:00. We can arrange weekend visits by arrangement for work booked in advance. Call or message us and we will find a time that works.

Do you offer free quotes?

Yes. We provide free, no-obligation quotes on all our work. Adam prices the jobs himself, so you get an accurate quote and the chance to talk the work through with the person who will be doing it. Call 01903 415790 or send us your details online.

Who will carry out the work?

You always deal with our own team. Adam, Sam, and Billy are the electricians, with Callum and Dylan training as apprentices, and Kerry and Holly run the office. We do not pass your job to a subcontractor you have never met.

Do you guarantee your work?

Yes. Any defects in our workmanship reported within 12 months of installation are put right free of charge, provided the equipment has been used correctly and not tampered with. As a NAPIT registered installer, our work is also certified to the current wiring regulations. The equipment itself is covered by the manufacturer's own warranty.

How do I pay, and when?

Payment is due on completion of the work unless we agree otherwise in writing. We accept bank transfer and cash, and card payments can be arranged by prior agreement. On larger jobs we are happy to talk through the payment stages before we start so there are no surprises.

Which EV chargers are best for energy providers?

Ohme and Hypervolt are among the best for all energy providers. Both let you schedule charging around cheaper overnight rates, and they work well with the smart tariffs the energy companies offer. We will talk you through the options and recommend the right unit for your car and your driveway.

How much does an EV charger installation cost?

Our price guide runs from £995 to £1,895 supplied and fitted. The exact figure depends on the unit you choose and the cable route from your consumer unit to the charging point. We give you a fixed quote after a quick survey, with no obligation.

Can you install a charger at my business?

Yes. We install workplace and commercial charge points as well as home units. We will assess the incoming supply, plan for the number of chargers you need, and install everything to the current regulations.

Do you survey before installing?

Yes. Every EV charger install starts with a free survey. We check the incoming supply and the consumer unit, agree the best position for the charger, and plan the neatest cable run. That way the quote is accurate and there are no surprises on the day.

Do you fit renewables as well?

Yes. Alongside EV chargers we work in renewables, and Adam is qualified to install air source heat pumps. We are completing further renewables qualifications, so we can help you plan for lower running costs across your whole property, not just your car.

What is an EICR?

An Electrical Installation Condition Report is a full inspection and test of the fixed wiring in a property. It checks the consumer unit, the circuits, and the earthing and bonding, and tells you whether the installation is safe or needs any remedial work. It is often needed for house sales and is a legal requirement for landlords.

Do landlords need an EICR?

Yes. Landlords in England must have a valid EICR for their rental properties, renewed at least every five years or at change of tenancy. We hold testing contracts across a large portfolio of properties, so we can keep landlords and estate agents compliant with clear reporting.

What happens if my EICR finds a problem?

We record any issue with a clear code and give you a plain-English summary so you understand it. If remedial work is needed, we provide a fixed quote up front before doing anything. There is no pressure, and where the installation passes you simply get your certificate.

Do you carry out PAT testing?

Yes. We PAT test portable appliances for landlords, offices, and businesses, and we can combine it with an EICR visit. We keep the paperwork straight so your property or premises stay compliant.

How quickly can you carry out an EICR?

We can usually fit an EICR in within a few days, and we often move faster for landlords and estate agents working to a change of tenancy or a deadline. Call 01903 415790 with the property details and we will let you know the earliest we can attend.

How long does an EICR take on the day?

Most domestic EICRs take a few hours, depending on the size of the property and the number of circuits. Larger homes and commercial premises take longer. You get the report and a plain-English summary once the inspection and testing are finished.

How much is a new consumer unit?

Our price guide for a consumer unit upgrade starts from £450 supplied and fitted. The exact price depends on the number of circuits and the condition of the existing installation, which we test before fitting the new board. We confirm the figure in your quote.

Why should I upgrade my fuse board?

Older boards with rewireable fuses or a single trip offer far less protection than a modern unit. A new board with individual RCBOs protects every circuit separately, meets the current wiring regulations, and gives you better shock and fire protection. It is also often needed to pass an EICR.

Will my power be off for long?

We keep the power off for as short a time as possible, usually just a few hours while we swap the board and test the circuits. We plan the work with you so you know what to expect on the day, and we leave everything labelled and tidy.

Do I get a certificate?

Yes. Once the new board is in and tested, we issue the relevant electrical certificate. As a NAPIT registered installer, our work is certified to the current wiring regulations.

How long does a fuse board upgrade take?

Most consumer unit upgrades are completed in a day. We keep the power off for as short a time as possible while we swap the board and test the circuits, then label everything clearly and leave the work neat before we finish.

Can you still upgrade the board if my wiring is older?

Yes, but we test the existing installation first. There is no point fitting a new board onto wiring that has a fault hiding in it. If the tests find anything that needs attention, we explain it clearly and quote for it up front before going ahead.

How much does a rewire cost?

Rewiring is always priced after a survey because the work depends on the size and layout of the property and whether you need a full or partial rewire. We come and look at the job, talk through what is needed, and give you a clear, no-obligation quote.

How do I know if my house needs rewiring?

Signs include an old fuse board, wiring with rubber or fabric insulation, a lack of earthing, too few sockets, and circuits that trip regularly. An EICR will tell you for certain, and we can carry one out and advise whether a full or partial rewire is the right call.

Can you rewire while we still live in the house?

Yes. We plan the work around you, tackling it room by room or in stages to keep the disruption down. We keep dust to a minimum, protect the property as we go, and leave the work neat and tidy each day.

Do you do commercial rewiring too?

Yes. As well as homes we rewire commercial premises, from offices and shops to warehouses and new-build sites. Every rewire is tested and certified to the current regulations at completion.

How long does a rewire take?

It depends on the size of the property and whether it is a full or partial rewire. A typical house rewire usually runs from a few days to a couple of weeks. We give you a clear timescale with your quote and plan the work in stages to keep the disruption down.

Do you make good after a rewire?

We chase in the cables, fit the accessories neatly, and make good the plaster around our work so it is ready for decoration. We talk through exactly what is included before we start, and we keep dust and mess to a minimum as we go.

Do you take on small jobs?

Yes. No job is too small. Whether you need an extra socket, some downlights, or a fault tracking down, we take the same care with the small jobs as the large ones and give you a fair price.

My fuses keep blowing or tripping. Can you help?

Yes. Blowing fuses and tripping circuits point to a fault somewhere in the installation. We track it down properly rather than guessing, explain what we have found, and put it right so it stays fixed.

Can you do outside power and garden lighting?

Yes. We install outside sockets, garden lighting, power to garages, sheds, and garden offices, and outdoor security lighting. It is all installed to the correct standard for outdoor use and left neat and weatherproof.

Do you rewire kitchens and extensions?

Yes. We regularly wire kitchens and extensions, including sockets, appliance points, spotlights, and under-cupboard lighting. We are happy to work alongside your builder or kitchen fitter and plan the electrics around the design.

How quickly can you come out?

For smaller domestic jobs we can usually attend within a few days, and we will always give you an honest idea of timing when you call. Our standard hours are Monday to Friday, 08:00 to 18:00, with weekend visits by arrangement. Call 01903 415790 and we will find a time that suits.

Can you install extra sockets, USB points and outdoor power?

Yes. We add sockets, USB sockets, and outdoor power for gardens, garages, sheds, and home offices, all installed to the correct standard and left neat and weatherproof outdoors. Let us know where you want them and we will advise the tidiest way to run them.

What kinds of commercial premises do you work in?

We work in offices, shops, warehouses, and on new-build sites across West Sussex, and we support landlords and property managers. We handle new installations, rewiring, lighting, power, and testing, all certified to the current regulations.

Can you work around our opening hours?

Yes. We know downtime costs a business money, so we plan the work to keep disruption down and, where a job is best done out of hours, we arrange that so your staff and customers are not affected.

Do you work on new-build sites?

Yes. We have spent a lot of time on new-build sites, from first-fix cabling through to final testing and handover. We are set up to work to programme and to the standard site work demands.

Can you look after our property ongoing?

Yes. We support landlords and commercial clients with testing, maintenance, and the day-to-day jobs that keep a property running safely. If you need a dependable electrician on call for your premises, we are happy to build that relationship.

Do you carry out EICRs and testing for commercial premises?

Yes. We provide EICRs and PAT testing for offices, shops, warehouses, and rental premises, and we can work around your opening hours. You get a full report, a plain-English summary, and a fixed quote for any remedial work.

How do you price and invoice commercial work?

We price commercial work after a survey and set out the stages clearly before we start. Payment is due on completion unless we agree staged payments in writing, and we accept bank transfer and cash, with card by prior arrangement. We keep the paperwork straight for your records.
